In our area the average homes are from 200-300k. Homes 500k are in the upscale surrounding towns. I am comfortable selling anything. No matter the size home, i get to know it, i ask questions and am ready to provide my marketing plan when the chose me to sell it.

It depends on the value of the average home.
Although I can engage at all price points, it is easiest to do business in the 'sweet spot' of the community. Here that 'sweet spot' for me is $250,000 to $500,000. An agent will do five of these for every one above or below that value bracket.

Hi, and thanks to everyone that has stopped by. I really appreciate the responses. The reason I have asked this question is we have a market here in Florida from 30k to 30 million. Though I think none of us would turn down the opportunity for multi million opportunities, I do think there are major differences between selling something less than 500k and 5 million plus. I work with all buyers but I have 2 buyers over $500 K that are closing this week and they have been a joy to work with and I am making more money on it as well. I think its nice to work with all kinds of buyer and price is not really important to me.

I really enjoy anything above around 250k, anything under 1 million I prefer to have my team handle. Once you get into the million and multi-million I work with the client myself because I find they expect a certain level of professionalism that not everyone offers. It's always fun to negotiate with someone that does it for a living!

My specialty was the $200,000 - $300,000 range. That was where the majority of inventory and activity was. I was so familiar with this range, I could walk into a house in that price range and give you a price without doing a CMA. I always did a CMA if I was vying for the listing, but I could also tell if a house was overpriced by another agent during tour days. I once won a "Guess the Closing Price" contest. The agent was apalled I had guessed so low... but, sure enough, a few months later (and some price reductions) I received the call that I had won. It's a powerful piece of knowledge when you can speak with authority in YOUR specialty.

Our market is higher priced (I think median $650,000 and avg $825,000). And, obviously, I don't sell homes. I prefer to work with homeowners in the $800,000 to 1.5 million range, but I also get many and work with many in the $2million + range and a bunch $500-800,000. Our range has prob been 100,000 to 10 million...well unless you count the $75 million estate where we worked on one of the side houses.
