Flat-fee is clear and binding meaning this is all you get for all who agree. Unfortunately, the public doesn't see it that way as over and above kicks in often in this business. Not wise to muzzle the OX to keep it from feeding

It isn't my style nor do I feel it is in the clients best interest. On the other hand is is free enterprise and to each his own.

A step along the way to a full listing arrangement ---- step one, plunk a sign in the lawn, step two hire a flat fee broker ----- step three, list and sell with a full service agent and I am here and ready to serve in NJ.

there is a model for everything. flat fee isnt really a good model (i dont think) the seller doesnt really realize whats involved. IF there was an appropiate seller, it can work. but that is one in a 100. as richie said, it always involves upselling

We have Duffy Realty for a flat fee of 500.00 plus 250.00 for the MLS fee. You can be in the MLS. The seller negotiates the contract and can even write the contract. The flat fee does nothing expect but the home in MLS. I do not think much about these companies as they do not help the seller.

I do not like it, because...
I have yet to meet a flat fee listing agent that seemed to care about the transaction,
