I would probably ask him why he is still here.

You invited them and you can nicely ask them to leave if needed. Simply show them to the door.

I would say if you buy the house you can do all those changes you want because you are the owner but for now I am selling the house as is. Thank you for your comments.

Ignore him. People are always looking for reasons not to buy. Many times people like that will come back and buy, and be totally different after they analyze all their complaints and realize they are all minor issues that are easily corrected.

I would ignore that person and focus my efforts on those who DO like the property.

Tough situation, but i would try to get them to and out the door.  Perhaps a "let's continue this discussion privately" message would help.

Sounds like a good reason to employ a "bouncer" at your next Open House..

Praful - I think you have gotten some good advice. I would let those people know that the home is priced based on the current condition, and that anything can be changed once it is purchased by someone.

If they continued to be bothersome, I would (like others have stated) say obviously this home is not exactly what you are looking for. I will contact you later to see if I can find you a home that may fit your needs.

Then I would just start talking to others at the open house and ignore those buyers.

i suspect he was looking for a "deal" if in fact they wouldn't leave?? i might lead him down the road, that if you continue with this, there wont be a deal for you, if you cut me some slack, i will give you a private showing later. or use the size 14 as  suggested. maybe.... (im evil) they were shills for a competitor that you are eating into his turf? i have seen it happen :)

"Sounds like this house is not for you. Thanks for coming, I need to ask you to leave so I can spend more time with the other visitors."

Open houses done properly are hugely successful.

You could always say, "Sir you are embarrasing me.  Thank you for visiting, but I'm going to have to ask you to leave so I can visit with these other folks."

Or just say "Get out!"  LOL

If so persistent and bothersome, advise them that the price is set at the present condition of the home.  Suggest they meet with a lender to determine their purchasing power, so they may qualify for a home of higher value that may meet their expectations.  Ask them if you have answered all their questions and if so, thank you for coming and escort them out.  Too much negativity.  Hope it is not another local Seller who is trying to make their home more attractive in that price point, by trashing this one!  lol!

If they don't like it, so be it. I would remember an urgent appointment, apologize and herd them toward the front door saying please call me if I can help you over and over again until they are out! Bye Bye and good luck

Typically folks like this not only annoy you, but others at the open house as well.  Not much you can do though other than telling them that you're sorry they don't like the home, why don't you call me later in the week for some other possibilities.

I'd mention that I can see the husband doesn't seem to like the house, I'd thank the couple for stopping by and usher them out the door.

If they refused to leave, I'd ignore them and show other people through the house.

If Mr. & Mrs. Negative persist in their negative commentary, I might laugh and say they like the house so much, they won't leave and the negative comments are a misguided attempt at getting a discount.

If they're not embarrassed enough to leave at that point, I might just kick one or both of them in the knee and drag them out the door.
