Ignore him. People are always looking for reasons not to buy. Many times people like that will come back and buy, and be totally different after they analyze all their complaints and realize they are all minor issues that are easily corrected.

Praful - I think you have gotten some good advice. I would let those people know that the home is priced based on the current condition, and that anything can be changed once it is purchased by someone.
If they continued to be bothersome, I would (like others have stated) say obviously this home is not exactly what you are looking for. I will contact you later to see if I can find you a home that may fit your needs.
Then I would just start talking to others at the open house and ignore those buyers.

If so persistent and bothersome, advise them that the price is set at the present condition of the home. Suggest they meet with a lender to determine their purchasing power, so they may qualify for a home of higher value that may meet their expectations. Ask them if you have answered all their questions and if so, thank you for coming and escort them out. Too much negativity. Hope it is not another local Seller who is trying to make their home more attractive in that price point, by trashing this one! lol!

I'd mention that I can see the husband doesn't seem to like the house, I'd thank the couple for stopping by and usher them out the door.
If they refused to leave, I'd ignore them and show other people through the house.
If Mr. & Mrs. Negative persist in their negative commentary, I might laugh and say they like the house so much, they won't leave and the negative comments are a misguided attempt at getting a discount.
If they're not embarrassed enough to leave at that point, I might just kick one or both of them in the knee and drag them out the door.
