No I would not...  neither a lender or a borrower be.... this would be a particularly bad situation to create this kind of relationship with a client.. reduce the price and sell as is...  people are always looking for fixer uppers!

What I would suggest is that seller finds out what the costs would be to do those improvements, and subtract them from the value if the home was updated and list it at this price.

We recently offered to front the funds to get some work done on a listing.  I'd already done a couple of transactions with this client and he has become a friend.

The seller was kind of of blown away that we offered to assist.  The offer was paired with an agreement to repay, of course.  I had no doubt the property would sell, but the seller was nervous about it.

The painter agreed to be paid through escrow.  I advanced upfront HOA fees.  There are three HOA's and the combined doc fees were $880.00.  I also advanced funds for the cleaning lady.  The seller paid for the handyman and carpet cleaning.

Not exactly. I have fronted repairs with the verbal agreement that the items would be paid for by the Seller (she was a dentist) immediately afterwards. Everything worked out well.

Absolutely NOT! Two routes to go: There are contractors with deferred payment plans (As Roy Kelley suggested) or get bids on the repairs and reduce the list price by that amount (I have done this in the past).

No....if you think the time on the market is relatively short...and you trust the Seller...you may be able to get contractors to be paid at closing OR put on the Sellers' credit card to be paid off at closing.
