A pet could possibly make it harder for the agent that creates the problem.

There is ALWAYS a solution for pet owners and the smells.  You as an agent need to be honest and dilligent in assisting and informing the homeowner how to handle showings and smells.  Remember they live in the home and do not realize it smells.. so tell them and give a solution.

Pet owners are perfect canidates for open house (when you do an open house correctly) this gives them a scheduled day to remove the pets and the litter boxes as well as the smelly pet beds.  Build up the anticipation on the listing before allowing to be shown (with homeowner permission in writing) create a frenzy so that the home has a HUGE series of first showings. 

 

Remember selling a home not only stresses out the home owner, the pets get stressed as well.

I'm a dog & cat owner, but they make both the sales & rental markets difficult. True story, I'm helping someone right now with 7 dogs! YIKES!!!

Best sign I ever saw on a house though was this: "Please don't let the cat out...no matter what he says!" That one had my clients and I chuckling.

In my opinion, it's not the dogs and/or cats that make the home harder to sell, it's how the homeowner handles having the pets in the home.

If the home smells like pets are living there, then it's up to the homeowner to get rid of the smell.

If there is a nasty, barking dog in the home, then the owner needs to make sure the dog is caged or not around when the home is being shown.

If the home is overrun by dogs/and or cats there will definitely be a challenge, but it's not the fault of the animals. The homeowner needs to take the responsibility of handling any issues when it comes to pets.

I live in a rural area where having pets is more common than not having them. It doesn't seem to create any problems.

Pet odor continues to be a major issue for home sellers. Loose pets make showings more difficult.

Pet free and smoke free homes are easier to sell.

Harder, in my opinion. Not only does the homeowner have to remove the pet during showings (or run the risk of a pet escaping), but pets bring smells and clutter that some people don't care for.

They probably make it harder, the cleaner, neater the house the better.  Buyers need to be able to see themselves living there, hard to do with Fido on the couch, picture of the current family staring at them from the wall.

This is a hot topic, and dogs and cats can kill a deal.   It is best to kennel or remove dogs, and that cat box can be a killer!

If the home owner 'loves' their four 70 lb dogs, it will make it harder.

If the home owner shelters animals for adoption, it will make it harder.

If the home owner has 2 big dogs and works the 1st shift, it will make it really hard.

It is so important to note that the difficulty is not related to me arranging for pet care (Sasquatch, my security system, takes them for an extended walk in Florida 90+ degree heat) or making scheduling arrangement so the owner can get sleep or the inconvenience of the owner having to leave the house for a showing.

What makes it so incredible difficult is agents for the buyer agent who are incapable of managing their showing schedule. And those buyer agents who simply decide not to show up. 

This overt exhibition of disrespect by the buyer agent to the listing agent and the home owner creates the most excruciatingly painful situations.

Tactics: I call the agent the day before. I call the agent the day of. I message the agent 1 hr before scheduled showing...and still the most disrespectful of all action towards others is the complete disregard for the time of others continues.

And what do I hear most?  "I forgot."  How is that possible?

If you are the agent who shows up late, the one who fails to show at all, and does not message those waiting, YOU are the one who needs to be taken to the woodshed and taught a few basics regarding the respect of others. At this time, that appears as the only tactic that is going to work with a community of disrespectful real estate professionals.
