The listing agent should attend. Absolutely. I like to attend when I'm the buyer's agent, too. I think it's important that the appraiser know that you're interested and engaged in the process no matter which side you represent.

Would the one who hired the agent, the homeowner, want their advocate in the fight to stay home and sip tea and munch on muffins while the buyer's advocate, the bank, allows the lowest bidder to determine the outcome?
If the listing agent is not there, if the listing agent does not know what to do, if the listing agent is unaware of the risks, they must understand they are not serving their client well.
Understand, there is a difference between what you hand the appraiser and what they pick up. You hand the appraiser information regarding the tangible assets of the home and recent VALID comps. It is extremely important to note what is not on that list.

my team members attend every appraisal on one of our listings....ALWAYS... the listing agent has the responsibility of providing the comps to show that the property is worth the sale price, especially if the appraiser has a difficult time with it....the buyer agent does not belong at the property when the appraiser is there....that's never happened to us, and WILL NEVER....

point out features unusual to the property.make sure a good list of comps is provided (that they can take ) andddddd make notations on some really low ones (with pics if possible) showing why it sold for what it did

I ALWAYS attend, and if it is not possible, I will email the comps and the list of upgrades for the home to the appraiser. Have yet to have an appraisal come in low yet in the last couple of years, and with our crazy offers, amazing!

Yes as the listing agent I meet the appraiser. I provide the comps I used, a copy of the floor plan and any other information relevant to the property. I'm not pushy just present. Always get a thank you.

Yes I always meet the appraiser and ask if I may share my comps. In addition I always have an added value list that accompanies the homes flyers (this is a great addition to the homes flyers for a buyer so they remeber my sellers home's details) as to make the appraisers job easier since all of the upgrades are listed and easily available.
