Working for self means you have to do all the tasks yourself and finding time to do it all is demanding but you learn to manage your time and prioritize things so they get done . I enjoy working for myself and making decisions but miss having someone who can help me out.

The good thing is travel to my basement saves gasoline and time.  The bad thing is the laundry is also in the basement.

The ups ,.......new listings, new pendings and new closings

The downs.,.......  no listings, no buyers and a car that doesn't work.

Pros, no boss and a beautiful island to explore with clients. Cons, impossible to take many days off without losing business and difficult to manage my time.

Like Chris and Dick Dovorany mine is a resort market. I haven't had to do island tours (equivalent to Chris' city tours) so no complaints there. We do have a long average DOM though because second/vacation homes are not urgent purchases for most people. Sellers get anxious and I remind them we talked about sales taking over 6 months...

My #1 complaint is buyers not being honest.  We are a resort market, 2nd home market, I don't need or want to do city tours.

My up's are closing a buyer or seller plus having a great relationship with the co-op agent.  Down part is the paperwork!
