Richie - I always recommend them, especially on older homes, just for piece of mind. It is pretty common here in my area. As far as making good on any claims, so far I have had a few instances where they did what the contract said they would, but I have heard of nightmare stories as well. You have to read the fine print and ask a lot of questions to make sure you are working with a great home warranty company.
If they are smart, they will keep you and your clients happy because you are sending them a lot of business. If they do you wrong, you can cause a lot of damage to their reputation as a real estate agent.
