Each suburb seems to have "their" broker days, so if I did one, I would do so on the day others hold theirs, so the brokers do the tour.  I did a few, a few years back, and offered water a few times, after having put out food and no change in attendance.  I see agents giving away Starbucks cards, etc.

We haven't done these for years. When we did, it was usually Thurs or Friday. We did bring lunch, but after realizing agents were only eating and not even looking at the property...we stopped!

We don't see alot of them anymore but they were always a Tue, Wed or possibly Thurs.  I'm not so sure that prizes attract people anymore.

The best day is when the number of open houses in the area is minimal. Although the number of open houses on a specific day can change in a given second, I try and research the information first.

I'll serve lunch, which is usually provided by a mortgage lender and have never given away prizes.

In my opinion, if the house is priced correctly, any type of open house is not necessary. 

Many Agents are there for the FREE food and have no interest in the house at all.

I had worked for a different office a number of years ago. When our Agents would host an open house, there was a particular company that would call our office and ask what was being served for lunch! They would sometimes show up with their children, eat to their hearts content and never have any interest in the home.

I am seeing no pattern other than they are weekdays. The agents are offering prizes, food and even early arrival prizes.

Hi Debbie - most of my market still has broker caravan days and I tie into those events.   It varies by jurisdiction but typically Tuesday - Wednesday - Thursday.  I also make them available to the general public as a public open house event.   The more exposure, the better.

Food has proved to be an attraction for those "hungry" agents who always scope a free lunch.   It can give people a chance to linger a bit longer and create a bit of a buzz for a property when there a lot of people in the house. I think it depends on the property.  

In our area I've seen prizes too but neither food nor a lotto scratch-off or a gift card has ever been the reason why I have visited a home.

North county on Wednesday, South county on Thursdays is the tradition here.

What is REQUIRED for attendance if critical mass and a bite to eat. Some offer door prizes, but this does not change attendance. CRITICAL MASS does.

Our MLS has broken down the metroplex into different areas and each area has an assigned date for broker opens.  In East Dallas that would be the 1st and 3rd Wednesday of the month.
