MIKE ROCK - Security system is desirable and they don't mind paying for it. ADT gives a great deal for new home owners.

As far as other items - Remote Wireless Control for HVAC and door lock remote -  I haven't seen it myself nor it is so prominent in our area homes.

Most of my buyers would love these perks.  The million dollar question is whether they will pay for them or not.  My guess is most would not.

It really depends on the marketplace.  When we first moved to our home in Los Angeles, very few had alarms, as the years progressed with the various events, we put one in as did many of our neighbors.  In Napa we were on a hill with a very, very long driveway and a gate, and beyond that was another long driveway.  So that was our security.  Have not needed one in this little village, in either place we lived.  In the first place it was attached to the internet, and eveytime the Internet went out, the alarm went crazy...usually at 2 AM and on, and on.  A

expected in luxury homes....the higher the price, more toys are expected.... and in other homes, security systems are fairly standard today...not so much with the other features mentioned...

Yes, they want a security system. And the greater the number of walls and gates surrounded and controlling access to their community, the greater is the demand for security systems.

Remote HVAC. NO. 

Electronic door locks (keyless entry) not so much. They enter via the garage anyway and already have keyless entry. Nice to have, but not a priority, unless the house has no garage, then there is an entirely different issue.

Remote (IP addressed) cameras...ABSOLUTELY. (they can watch those perspective buyers open and close all those cabinet doors)

Will they pay for it? Not as a line item but most definitely as elements in the quality of life issues presented by that house. Peace of mind is not a line in the appraisers report, but is a true value in the buyers mind and as sales professionals, we need to awaken that emotion in the prospective buyer.

I see some buyers installing some of these especially in mid-high end home (high end opens often have them already).  It does not seem that this is a selling feature, but rather an add-on that buyers are doing before they move in. 

It seems that they are primarily concerned w/ safety and secondarily with convenience.

Good morning Mike. I'm sure it is a selling feature, if the home has one, the sellers ill all hope that it helps sell their home. In most cases, I don't see it adding much value to the sales price.
