Every client is different in their expectations for a contact. At the close of each call, you might ask if you can call them back by a particular date, then make a note to call them in your CRM. Good question! You might also ask them if you can stop by from time-to-time. That gives you the 'green light for multiple contact methods. You might offer them an afternoon to help them at a garage sale to move their possessions and give them a few local charity organizations that will pick-up their unsold items.

I think you should offer to give them a presentation and let them know what their home is worth now and make recommendations for decluttering and/or staging....

Wow! So many with responses that are aligned with my own.

By becoming a part of their downsizing, reducing the load, effort you demonstrate you are invested in a successful transition for them. As you labor together you can very easily discover their REAL goals and those things of greatest concern to them. Then when you deliver what they really want, because you know and care for them, you will have created raving fans.

Other than the classic 'moving checklist' don't add to their downsizing, reducing the load, moving burden by giving them homework. Be their 'right hand' man and you will be where you need to be.

Once you have their signatures on a post-dated listing agreement, put them in contact with someone you trust to help them get the job done.  We cannot be all things to all people and your time is better spent in and on your business of attracting buyers and sellers.

I think you have to keep the lines of communication open . Talk to them answer their questions let them know you are an expert who can help them sell when THEY are ready. Offer advise on ways you can help them . If you build a relationship you will not only get this listing but many more.

Once the listing agreement is signed, get them set up with a professional organizer who will help them reduce and organize what they are keeping.

But keep in touch once a week to make sure progress is being made.

One idea you could try is piggy back an open house with their estate or garage sale. Those are pretty fun . You get a lot of traffic.

I would probably try to get them to list today (based on my local market).  Otherwise I would reach out to them on a weekly basis.  Providing current mls data, tips on getting house ready to sell, tips on getting ready to move.

I meet them, present.  I will follow up once, if they are interested they let me know.  I dont give out much if i know the potential seller is shopping around.  Some will collect all the free data they can from agents and then FSBO.
