I do prefer dogs as they are more friendly. I have been in units in which the cat urine is so bad it stings your eyes.

Dogs are great.  To cats, I used to be indifferent, and then moved into a place with cats.  Never again.  Never.  Ever.  Again.  I now hate cats.

I would have to say Dogs. Well trained, adult dogs as long as they are not a nuissance to other neighbors and it helps if I know the animal..but do not discriminate.  I do thorough reference checks, background checks as well, and get the previous Landlord's opinion about their experience with the Tenant having the Animal, more importantly how they were as a responsible Tenant. I do have a Tenant with a Cat though. So far no problems or concerns but in my heart...dogs. All my Tenants have a non-refundable deposit, and automatic Carpet Cleaning Fee upon move-out. Interesting Question. Have a great day, Bob!

Dog lover here. I had a "responsible" cat owner in one of my furnished rentals that clawed and destroyed a $5000 leather sofa, 3 leather chairs and a leather ottoman. Never a cat again!

Our rental condo is in a complex that doesn't allow pets. The few that do usually limit it to one cat or a small/medium-size dog. I like both but the difficult removing odor from cat urine is a concern.

Most rentals in HOA's here do not allow animals by renters however, the unit we owned did.

I like both and have both as pets. I don't like renting to anyone with pets...dog or cats or otherwise. Not everyone is a responsible pet owner.

I am a pet lover. I have had cats, dogs, and birds. I love them all. Right now we have two beautiful cats. As a landlord, I would have to say no to all pets. They all cause damage in one way or another.

DOGS! Dogs, dogs and pretty much any kind of dogs.  Cats make me sick - and we have had some severely damaged homes because of a cat's urine issues.
