I tell Buyers all the time I don't sell houses.  The houses sell themselves.  What I do well is help Buyers to visualize their improved lifestyle in the home.  I found this to be true in every successful showing leading to an offered made, Buyers must have some form of spiritual connection to the home.  I call it "Peace!"  When Buyers feel peace in the home, they desire to own it.  This especially works when they say they want to go and pray on it, or sleep on it, or think about it further.  I ask them to just take a quiet moment, closed their eyes, and make contact with what they are feeling.  I tell them if they feel peace they can be assured the home has selected them as the new Owner.  I explain where there is "Peace" they will find joy and provision for them living there.

Pictures can be great, but reality bites when they don't show the negative features of a property.  For example, backing to an alley, power lines, bad flooring, and the list goes on!

Give the buyers a sheet of paper and ask them to write down what items they do not like before you go show them 10 other homes. I am not going to explain to you how this worked for us in the past, use your imagination.

We have got homes sold this way...hint: total the cost of the changes, approach the seller and see if an agreement can be made.

Once they see it in person it does not meet their needs or they do not like the area. It may be over priced for what they see.

We've all been there!  Working with a client and showing them homes for many days, weeks or even months.  We know their likes and dislikes and then all of a sudden that perfect home hits the market.   We get them over to the house right away.  They show all of the buying signals.  We ask if they would like to write an offer and they say they want to discuss it in private and will let us know.  We follow up and they say no.  Their reasons are convoluted but the truth of the matter is they have cold feet and just aren't ready to buy a home at this time.  They are afraid to pull the trigger in fear of making a mistake.  Sometimes we need to cut ties or put them on hold for a while until they are truly ready to buy a home.  Our time is valuable and we give it away for free.  We need to invest our time where it will give the best return on our investment.

Sometimes homes don't sell at an open house. 
When I show a home I ask my buyers to feel the energy of the home and I often ask them if they can see themselves cooking in the kitchen or entertaining in the backyard. If they do, I remind them of their must haves.. If it has all of their wants then we have a perfect match.

It is often in the details. Their sectional does not fit the way the living room is laid out, the house does not meet their Feng Shui requirements, no room for the two baby grands in the basement, etc.

I'd like to say that photos are always honest, but I was at a showing yesterday where the picture very clearly matched reality.  A beautiful granite gas fireplace, stone hearth, built-in spot for an entertainment unit.  Really a beautiful family room space.  Pivot 180 degrees and it's 1970s wood paneling and a very aged carpet.  And that wasn't the only room.  It looked like the sellers had a limited amount of money for upgrades (which is totally fine), and decided to update something in each room instead of completing distinct projects.  The pictures sold the house, but the visit took it off the list immediately.

I often hear from buyers that the photos were too good!  Meaning that they made the rooms appear bigger or brighter or something....I find that when I take photos, sometimes they do look better than the real thing.

 

Layout.  I hear this time and again.  The MLS sheet and photos suggest an open floorplay/layout when it is actually not the case.

Usually, Buyer can not make a decision based on the pictures and map only, unless they know the area well and have seen similar houses.

false or misleading info in the MLS. For example a home that says "move-in ready" should be just that. If it has shag carpet, pea green appliances, and heavy drapes, its probably not move-in ready for most clients.
