An agent in my office got a referral for a lot they have owned for over 50 years, nothing surrounding it but other lots in an area that is now a hot real estate market. She researched it and discovered they rezoned it commercial. But no sales, so she tracked down the owners of all the other lots and sent out a mass mailout asking if they were interested in selling....long story short she has now listed 6 others and calls and emails keep coming in every day. This has taken place in less than two weeks the last seller owns 12 of those lots so it could turn out to be a great investment of the time and effort of some old school type marketing

The ones who do not want to mail out regularly are missing the boat.

They are even more effective than internet advertisement.

Buying? Selling? Call Ed would be a complete waste of money, paper, ink and benefits only the money losing enterprise of the USPS.

The question you must ask is 'Does direct response marketing work?"

Of course it does.

Now, look at all the junk mail you recieve and analyze the appeal and message. You will soon realize ALL of them only present one or more of four things.

Your direct response marketing mailing should model what you see the deep pockets doing (they paid some Madison Ave company to do the research, and you can copy)  regarding appeal and message and promise related to your business of course.

Ed - I think you should ask Barbara Todaro. She is amazing at direct mail, and it has worked very well for her. I am sure you have to do things the right way or it could backfire.

Ed Macias - it depends on your target market and the message you send! It works for sure - for some agents who do it right.
