Yes-for health, energy & sanity. But, not typically with the clients, unless they are flying in for the day, otherwise the meals are for me in the buffer zones I build in between each tour of homes. I do have some old school clients that offer to treat me, so I'll go with them if time permits. I only give my buyer 2.5 hours per tour and I build in buffer zones between for meals & COO office duties. (Thanks for inspiring this: http://actvra.in/4Fvp)

One example of how my Saturday can look:

9-11:30 am Tour 1

11:30-12:30 Lunch & Calls/E-mails returned.

12:30-3:00 pm Tour 2

3:00-3:30-Snack Break & Calls/E-mails returned.

3:30-6 pm Tour 3

6pm+ write any offers produced by tours and Docusign them to buyers.

Now with Relo-buyers, I Block out 1/2 a day to a full day and the schedule looks tha same as above, but the breaks are with my clients and I don't make other calls nor e-mails. In that case my e-mail auto responder & phone greeting let people know I won't be replying until after my last appointment, which essentially is the "finish time" with that Relocation client.

I never miss a meal.  I've learned to take care of myself.  No one else will.  As far as who pays, it depends on the client.  However, in my experience, the first time client who offers to pay is usually doing it because they have no intention of buying and feel quilty.  Cofee breaks only if it's been a long day and it's late.

I do not plan half days with any lunch breaks. I do plan or at least offer to stop for a potty break or water break.

No, I don't plan for a lunch or coffee break unless requested and if it's a long series of showings.  I also wouldn't pay for a large group, possibly for my customers depending on the circumstances.

I absolutely have my Iced Coffee to kick off the day in the morning, then in between if I get the chance I will grab a small bite to eat on the go, unless there is a cancellation of an appointment. I'll usually bend around others schedule if requested, and it never hurts to ask if they would like to join me for coffee or lunch.
