It's up to the seller. If they want fliers, I provide them. But I also incluse a 24 hr toll free hotline # that people can call if box is empty. I usually leave 20-30 fliers with selles so they can add them to box in case I'm not available to deliver more the day box is empty. Someone needs to invent a waterproof and secure flier box, where only one flier can be removed at a time. And if lot is 2+ acres, people like to see survey plat.

I do put flyers out and have success with them. Sometimes people do not want to call and I can market other homes for sale on the back of the flyers. It does produce a few additional leads and sellers like it when there are flyers. I understand your point though and have said if there are no flyers then someone will actually call for information. Sometimes the information is helpful and you can avoid people calling that wouldn't qualify for that property. I know you can always sell them something else. I also like the fact that after they drive away they have something with my name and phone number on it in their car - something to remember me by.

I stopped killing those trees years ago. I found that people used flyer information as a way to discount a property. I'd rather they call me for information or go to my website and email me for more information. That way I have a chance of determining if the house is right for them or even converting them as a lead. Never got calls from flyers so never a chance to "convert."

I have put flyers in the past and the sellers call in a day or two and say they are all gone. Often the kids take them for fun. I agree with you. these days peoople can find information on their smart phones.

Jenna - This is a hot topic right now. I still use flyers, but am considering not using them moving forward. Like others have said, kids steal them, they end up all over the street, they get rained on, and really, everyone just Google's the address to find out anything about the home these days anyway.

Well, all information can be pulled from any online system: zillow, trulia, redfin. But of course, they promote their ''prefered agents' and not a listing agent.
