No, I did not change title companies. I negotiated the liens, did a miraculous job keeping the buyers on board, and closed 45 days later.
The new owners are delighted with their new house and have benefited from the rapid appriciation that was known to be on the way.

Yes that happens. Who is the most surprised person ? The Seller "Oh I didn't know I had that lien for $50,000. I thought the lien fairy forgave that lien." . After about ten years in real estate , I learned to suspect that their was a lien that they were not telling me about. Every time I suspected that, I had a title search done and I was right. The seller always knows. Changing title companies is not the answer. Ask the seller several times ,"Are there any other liens besides your first mortgage. Most of the time the lien is not more than the sellers equity so the only consequence is instead of netting $75,000 at closing like I told you you would Mr. Seller, you will only net $25,000 because the lienholder WILL get paid. No I will not reduce my commission because you lied to me about how much you owe on your house.

Haven't had that happen, but if it did, it may not be the fault of the title company, but the seller for not diclosing. Our title companies do two title searches. One when they open the file and the second within 24 hours of closing.
