It's the sellers decision. The agent could just be following instructions of sellers that don't want photos of their house, belongings, etc plastered all over the internet. Could be they don't want family members to recognize the house? Could be divorce, a lawsuit, child custody, or many other reasons.

If one is the minimum requirement that's what you'll get a lot of the time. Sometimes property, like land and condemmed buildings don't warrant a picture, a description is more effective in cettain scenarios. How many ways can you photograph dirt?

While there is absolutely NO excuse for the quality of some of the photos I see in the MLS, I don't believe in setting minimums. Some sellers are very private and do not want photos online, however, most of the time, it is just the way the agent does business - and I am HAPPY to have that level of incompetence as my competition.

Lazy agent. I saw a night picture. How lazy do you have to be to do that?? What does that tell you? That is probably the last time that agent is going to visit the listing. Just keep that listing on your list of expired or cancelled listings to prospect. 90% chance it's going to happen.

There is no excuse for poor photographs in marketing materials. Smart home sellers will take a close look at the marketing materials and photographs used in recent listings before selecting an agent.

unless the MLS will protect the intellectual property of the agent. Instead, the MLS will sysdicate the agent created property and give it FREELY to Zilow who will allow any future buyer, seller, investor, citizen to use those images without consent of anyone. (that pertains to everything you write on AR also)
Until the MLS PROTECTs agent IP rights, only minimal data should be provided through the MLS and the agent can them submit BRANDED data/images to the syndication operators.
Of course there are MANY other reasons for one image, such as the level of service the seller selected, seller provided and instucted 'Use this image" or the reality, pictures of the interior will add no value. Serious buyers for THIS real estate in that community will know what they must do. Those who are NOT SERIOUS are weeded out by distracting them with the absence of pictures.

That is the sign of an agent that is not very good. Our MLS started fining agents that failed to put any pictures with the listing. Now they are required to at least have one when entering the listing. others can be added later.

Hi, All good responses and ones I may have overlooked as to the reasons behind them. That being said, and by reading the broker notes I will give a few a pass as to why not more than one. The main reason in my opinion is just being LAZY 93% of the time, there by giving no excuse why you lack marketing skills in this day of snap happy professionals.

Unless the seller requested it, that is a sign of a bad agent. Maybe not their full time job, maybe they dont care, you'll never know until your working with them.
Some boards do require a minimum, the DABR (Dayton Area Board of Realtors) in Ohio requires at least 5.

I would say agents are lazy as why would they only post 1 photo. I do not understand why agents post no photos to the MLS. Do agents think they can sell the home off of the remarks.

Some realtors want to double-end the listing, so do that and other restrictive marketing ploys to reduce showings. That is my guess.
