Twitter can start conversations with potential buyers and sellers. I tend to post updates on my listings along with tips & tricks to show individuals how to revamp a home to sell or how to spruce up a home that they just bought to make it homey, it is value added for followers. It also gets your name into the online search engines; keywords like #WestMichiganRealEstate or #NEWListing will appear with a list of other posts that use those same #hashtags. First hurdle (and it's a MASSIVE one) is how to build a following on Twitter that are interested in real estate in your area?
If you have a large following it looks good right? But 2 questions for that following?
- Do they want your message about a property or real estate?
- Are they really seeing your messages?

I have actually been contacted and asked questions (in writing) as the result of some of my real estate related posts (Tweets) but nothing in the way of a new client or lead ever materialized...yet. I believe it is like most forms of advertising and online presence, if the correct person sees it and it resonates with them chances are you'll make a good business connection. I am going to stick with it as I believe it will eventually pay off.

Twitter is a great research tool. Do a search for hashtag #Tacoma and look for businesses, city, county, local news like #TNT... Then pick those of interest to follow and check in on them. The opportunity is to see what they're talking about and what hashtags they are using. Like this week the big one of course is #usopen2015 and/or #ChambersBay ... There’s a lot of interest here so that means a lot of attention.
The key to real estaters is hashtagging down to the neighborhood level like #tacoma #proctor or #stadium etc... These get indexed in Google and will give you more authority therefore more presence in those neighborhood searches not only on Twitter, but on Google.
Local businesses, government, schools etc. use twitter to get their message out. Like all social media there’s a percentage of mindless chatter by some. Just ignore that and look to connect with the people and entities that are sharing the good stuff in your market area. With a little smart use of hashtags you’ll be visible in those ongoing conversations about location and topic... This creates opportunities for anyone in those conversations check you out.
