If You sell a mobile/manufactured home on a resident owned lot/parcel/park community do you make sure that the title on the home goes with the land?

I don't do manufactured but it's my understanding the land stays with the landowner and the manufactured home merely rents land space. Much like a co-op.

Yes! We only have a handful of manufactured homes on Kauai but I listed and sold one last year. I knew about the Curative Title issues in other states and made sure the title was in good order before we listed it.

You have to be aware of the laws and regulations in your market. A mobile home is personal property which is separate from the land on which it is located. To own both, you may need to have the title transferred on the mobile home and the real estate transferred by a dead.

You need to know what it takes to make a manufactured home real estate.
