Honestly? Myself. I have learned to trust my judgment on things. I know when I need to seek help and the right questions to ask.

It depends on the transaction, but I have a lender I like to work with. Him and I solve a lot of problems by putting our heads together.

It should be a Loan Officer if the following apply: They are unbiased, they have earned the trust, the buyer really needs a Mortgage to buy and finally! Does the Loan Officer truly understand what a Realtor does and their concerns and pain points. Here is a plug for Active Rain, use a Loan Officer that reads AR each day and interacts with agents. AR is a huge learning tool for LO's but some LO's don't have the time or inclination to read this really cool blog site?

The agent should be but unfortunately many slap together a sale and then they move on to the next buyer.

I'll go with A or C, but you know how it is...no matter what industry there will always be some bad apples in the bunch.

Martin,
I really trust my judgment, and my husband's. We both have to agree, or we don't do it. A

Depends who is involved. I dont think there can be a 'most trusted', every cog in the system has to turn for the job to get done.

As the MOST trusted person in a transaction I should just copy and paste Cindy Davis' comment. She hit the nail on the head.

First is the mortgage professional. Without this first step they cannot begin the search for a home. Second are real estate professionals who list the home and the buyer agents who show the homes and negotiate the offer. Third comes the home inspection, termite inspectors, etc. Forth is escrow or closing company for those who don't use an escrow company. Then it all reverts back to the lender or mortgage professional who in my opinion is still the first...without this step there is no sale to be made...unless it's cash, then the agent is first. Whew!

My broker, Jeremy De La Garza! Even though he's younger than I am, he has more experience under his belt, keeps current with everything. Teaches old dogs new tricks with the tech savvy. Every meeting is educational in every way and if I have a question he's as prompt with answers as he can be via phone call, text, or email. He is more than happy to be one on one with education, like saving files in cyber space. Yep he's my go to!

My broker is my trusted person. He's been around since dirt was invented. He's also served on the ethics panel for my state. Other agents call him for advice. He's been around. He's also built many houses himself. So he's well rounded. And people wonder why I won't work for the local Remax office.

My lawyer would be high on the list.
However, I also rely on the advice of my CPA, the loan officers and our asset manager. The best person depends on the type of advice.

As an (a), I am very careful about what advice I give in a real estate transaction. I believe that A-D should be part of the "team" of business advisors.

when I was actively listing new construction in Franklin and surrounding towns, I used my own judgment and consulted with my main builder/developer .... together we closed over 50 new homes a year.... the other builders did a few homes every year.... I gave the resales to agents in my office...
