I have had this happen many times.  I called the agent and the co-agent the next day I call the office.  The office did not know anything about the property and sent me to the agents mailbox to leave another message.  My message was I called you yesterday and now today if I do not hear back in the next 15 minutes I am not showing your listing today.  50% of the time I will get a call back.

We have a showing service in our market that facilitates showing appointments. 

Poor listing agents can cause lost opportunities for their clients.

I understand because it has happened to me ; i set my client now to understand that this will happened and set up sufficient homes to view that if we have to pass on some of them its still is a good show day. i put this kind of Realtor on my list and if i have to make appointments with them in the future i just pass because of their work ethic i don't have the time to waist on Realtor that don't answer their phone. thanks have a great day

Some agents are known for this. I gives you the idea that they don't want it shown by other agents and they want to sell it themselves.

I wouldn't call the broker but I would ask my broker to call the other broker.  Many times they're friends.  It has happened to me and it's extremely uncomfortable.

Sellers should be amde aware of showing appointments work. It is nice to list with an agent where theey have a showing service to schedule appointments.

Accessibility or in this case unresponsiveness is always an issue and one that you don't want a Seller to hear about if you're the listing associate. The result can only be lose, lose and lose for agents, Buyers & Sellers. Move on!

In the early days of buyer representation, many listing agent refused to take our calls or give us acess to showings.  They even gave us the wrong gate code or LBX code.

What did we do?

It depends on how bad the buyer wanted to see the property.  Occasionally when we got there, it was a turnoff so buyer did not wish to persue.

Other times, I just knocked on the door and the sellers would let us in.

Don't think for a minute, that you can't do that and it is NOT a violation of the code of ethics.  What is a violation of the code of ethics is not cooperating with other agents and failing to promote the sellers property.

If you are indeed representing the home buyer you have a fiduciary duty to do all you can to show buyers  the property...even if you have to step on some game playing or lazy agents toes. The LA won't dare to complain...they don't want scrutinity on themselves.

I have had that happen, it is annoying! I would def call the broker, and if that didn't work I would send a blanket letter to the whole neighborhood including the home you could not get into telling the area you have a buyer, who knows the seller may be just as frustrated with the agent and call you to come list.

I would definitely talk to their brokers. Our company requires that we provide showing instructions so anyone in the office can facilitate if we can't be reached. The brokerage is responsible to the Seller to make those showings happen.

I had this situation so many times, I don't get frustrated any more. But it sucks that so many agents think: it is ok not to return calls, emails, text messages about scheduling private showings. What is really ridiculous: when the property is vacant/empty, yet, the agent requires to be present there with 48 hours notice!

Spirit - This happens to me more often than I would like to admit, and yes, not only is it frustrating for you and your clients, but the home seller is missing out on an opportunity to sell their home.

Not sure if calling the Broker, or eventually getting a hold of the agent would actually do any good.

I would call the broker office and find out what's up.  I have had this happen, called the broker's office and also did not get a call back.  Your clients thinks something is up (perhaps lower commisison? etc.) when you don't show a property they are interested in.  I always am upfront about my frustration as well, but it is so unprofessional.

If the agent is a REALTOR, and you if you feel that that are not returning your calls because they do not wish to "cooperate" with outside brokerages, you should file an ethics complaint with your local Board. Otherwise, let your MLS know that the agent isn't cooperating. They'll contact him. I almost guarantee it!

I would call the broker and exlain the situation.  If it's all about excuses, then let them know about other homes in the neighborhood that ma be available. I would also leave a message to the sellers agent explaining your problem.  If the seller doesn't sell it, maybe you can get the listing after it expires and sell it the right way.

Spirit Messingham - i am on the other side of this. As a listing agent, my seller does not respond to my calls, even showingtime calls, text etc. Despite 48 hours notice, I have challenges.

Not to mention she wants me to be there for ALL showings!

Sometimes we blame the agents - however, we really don't know who to blame!
