Hi Paul -- generally, I'd say it depends.  The example you share makes it seem a bit(being kind) unrealistic.   I don't believe in crystal balls and predicting profit potential can be risky business.

That kind of communication from the referral just tells you how interested he really is. Not much. He may be working with other agents. He's not serious. He saves time with you sending the listings instead of having to go on the different sites; i.e. Realtor.com, Trulia, Zillow, etc. He probably has so many he doesn't remember who sent him what. You can keep him on auto pilot or delete him so he doesn't fill up your inbox. Does he have a timeline? If not he's just cruising.

EQUALLY FRUSTRATING is the agent who sends you a referral, however, this agent knows NOTHING about the wants and needs of the referral. I received a referral a few days ago. The agent told me they were familair with our area, had sold their existing home and wanted to BUY a home in our area. After many phone calls tryig to reach the referral,  they finally speaking with the referral, it turns out they had no intention of buying, They wanted to rent. I do not do rentals. WHY wasn't the referring agent aware of this? He was not aware because he really never spoke to them. He just ASSUMED they wanted to BUY when they told him they were moving.

Most marketing mentors recommend seven touches before red lining a lead, however, after 3 touches and messages, the lead must reach out to me before I re-engage. I would send my referral partner a report or forward my voice mail and email messages along with my appreciation for the opportunity.
