I think twice a few years back.  Both times we had the sellers but quickly sold and closed on the homes.

I've read that exclamation way too many times.

You've got to watch the buyer burn two great opportunities THEN their remorse/regret is more about woulda, shoulda, coulda, (opportuntiy lost) and turns into "I MUST."

I only had that happen once. My client felt she could keep looking and possibly making offers on other homes since she was still in the contingency period with the original one. Once she became obligated to costs, though, such as the appraisal on the 1st house, she started to settle down.

I think you mean homes that fall out of escrow because of Buyer's remorse? I have one now that is on escrow #3. It's a super-low priced listing because it needs repairs. Now we have a Buyer who has construction experience and knows what it will really cost. And a solid back up offer from another eager Buyer. Hopefully we won't need to open escrow #4 though!

This hasn't been a big issue here in our market which is not quite as active as yours, Joan.  But, if it does get to that point, in Florida we have a standard contract (as opposed to an As-Is) that requires legitimate reasons to back out of an executed contract.  This is what I would insist on for contracts if this issue arose in our area.

I really haven't had that happen. If my buyer has second thoughts, I don't re-sell. I never want to push a home buyer into a purchase.
