we do ask if the caller is working with another agent.... we want them to have a buyer's agent....if they're calling on one of our listings, we will not participate in dual agency....we are listing agents....we will show the property to them, but they will be without representation....we ask and we want them to have a buyer's agent....that's just how we work....

Does it mean an agent mails them something every month.
Does it mean the agent thinks they are working together since the agent mails something every month, or the buyers uses the agent website or MLS portal.
If the buyer agent failed to have the compensation chat, is the buyer working with that agent?
If the buyer agent failed to secure a signed commitment from the buyer, are they working EXCLUSIVELY with that agent?
If the buyer shows up at your listing two different days with a different agent, ...how does that work?
Without exception, if the buyer knows they have a commitment to another agent, they WILL let you know. And, further down the road...much further, such as following the question, "When can I see the house?" or "How can I submit an offer?" the question asked by Wanda Kubat-Nerdin becomes appropriate.

What has worked for me very effectively is to start bonding over the phone ABOUT THE HOUSE. I want them to feel good about it, I want them to want to SEE it. I believe that this is my duty as the listing agent. The SECOND step is to say "if you have an agent that you are working with, they will be able to show it to you--but if you are NOT working with an agent, I will be happy to arrange a showing."

Wanda- I'm not an agent, but I don't think there's a right or wrong as to what is the first question you ask. The main thing is that you do what you would want other agents to do if they were in your shoes and that is to ask if they are currently working with an agent. Whether it is the first or second question out of your mouth is all a matter of how you choose to work.
I'm not sure if one of the members here realizes this but the ActiveRain community has remained as strong as it is because of the community. Opinions and different views are supported and respected, not knocked down.

I'm not an agent, but I know from first hand experience it's a smart question to ask. My daughter's home is for sale, some buyers were interested in making an offer. Listing agent asked them if they had an agent. They said no, only to find out later that they did in fact have an agent.
Now the fact that the buyers didn't answer honestly when asked, doesn't mean it wasn't a smart question for the listing agent to ask. She should have asked. They should have answered honestly and it would have saved a lot of frustration and time for all parties.
Not sure this even applies to your question, LOL. Again....I'm not an agent! LOL
