My top two do their job promptly, professionally and honestly. 

The inspection report is very easy to read & understand

No matter what they find, they dont alarm the buyer and offer substantial info that is easy to understand.

Does his job efficiently, does not interfere with the clients with unsolicited opinions, and doesn't try to secure future construction jobs to fix issues

My go to inspection retired. I think I might have another one lined up to take his place, though. I'll have to wait and see. 

Inspection Report is very clear and easy to understand with pictures, description of what works, what does not, and a summary of all items that are either a safety concern, a recommended further evaluation by expert, or recommended correction. He is also very friendly, easy to talk to, honest and prompt.

First, how thorough they are with their inspection.

Second, how ell they explain the issues to the client (mainly by putting the defects in perspective and not overly alarming them).

I use only a couple that are at the top of their game.  They are experienced and don't over look anything.

Since Florida inspectors had to get licensed last year, there is now  a shortened list of mandatory items...which is LESS than a thorough inspector will inspect.  Ridiculous.

Reports turned around in 24 hours or less; 90 day warranty on their inspections; ease of contact with questions about report. I guess that's 3 things, but all are important to me. Oh, and here's a fourth--they have lock box keys so I don't need to let them into the house.

I always provide a list of 3 - 4 inspectors if asked by the client. However, my "Go To" inspector always very thorough and gives his unbiased opinion. In addition to the report results, he also provides visual examples (3rd party software, I believe) of how the system works or how steep the slope should be away from the home, etc...

I do not recommend anyone in particular. I like the inspector to be patient with first time buyers and answer all their questions.
