They are asking because...? It isn't insulated ? Wrong color ?  Any buyer can ask or claim....and reality is....the sound of their question can be drowned by common sense...hopefully.

Will - I have never had a client ask for a new garage door, but if it was damaged or not working, I could see that request being valid. If it is working fine, then I don't really know why they would want a new one.

Hi Will -- I've seen lots of odd requests.  Many buyers think a home is suppose to be "brand new" regardless of its age.  Even newly constructed homes are not perfect.  

UNless it is something like Praful's client above and it may be obovious that just one panel as replaced, I would be recommending a no.

Many buyers will ask for as many new things as they can get away with.

It would be nice if they pointed out the defects of the garage door. And by door, do they mean opener, remote, etc.? Is door wood and heavy? Does the auto safety kick back work ?

Yes one worse which my blog today is about, a hot water heater is 9 years old, inspector said they last about 10 years, buyer wants a new one although it is working fine.

Okay if it's working what is the issue the inspector found?  Otherwise I don't have enough information to give you a answer

The buyer can ask for anything. It will depend on what the contract says and if it is a selelr's market, the seller can always find another buyer quickly.

I'd want to find out why they were asking for a new door. After all, they had a chance to see the door prior to writing an offer. If it's functioning for it's intended purpose and not in need of immediate repair, I would not necessarily recommend to my sellers that they provide a new door.

In my municpality, county, a garage door can not be repaired unless it can be brought up to CURRENT wind resistance standards. The standards for a door is shown on a label on the lower right corner of the interior garage door. 

The company providing the financing for the house I was helping sell said 'NO DEAL' until a properly documented garage door was present. 

So, eight bolts added to anchor frame to builing was added. Eight bolts securing door to frame were added. Paid to open permit, completed inspection, SUCCESS.

A garage door meeting current standards when compared to a single panel door, will pay for itself in insurance saving in less the three years.

Good morning Will. Nothing surprises me when it comes to inspections. It is surprising that some of them are in business, but always you get what you pay for.

Now I hope that does not reverse on me, Will Hamm . My buyer wants to ask for a new garage door after the inspection of a home - despite the only thing the seller needs to replace is bottom liner (or whatever you call it!) And I am recommending my buyer not to ask for too much!

What did the Inspection Report say?  How did it read?

If it is a structural or safety issue the request is reasonable. If it is cosmetic then no.

I had buyers who wanted to ask the sellers to install rain gutters.  Not fix them, install them.  It was ridiculous.  

No, is the door defective, or no longer to code. This sounds like an over-reach.

unless the door is damaged or not working well, there's no reason for a new door.... people can ask....but it doesn't mean they get what they ask for....

I work primarily with buyers and though I always include a discussion of what are reasonable requests and what are not, I am sometimes surprised by what comes up.  I think this is a good time to practice the art of saying, "no".

We have had garage doors, but there was always some damage to it, or panels were missing.  I think I would find out why.

They can ask.  You can say no.

If it's not worksing as intended - reasonable request.  If it's an "enhancement" - Buyer should have negotiated that in contract...

Nothing really surprises me at the things people come up with at the last minute.  Yes, to answer the question, I've had that happen.

Thats not new, maybe the "garage door" part is new, but buyers always ask for everything.  Answer is no.  Non-working items only not cosmetic. 

What does the contract read?  

Ours reads that the inspection is just that.  Seller doesn't have to do a thing.  It's a negotiation period and nothing more.  Buyer wants to walk because Seller won't repalce the garage doo . . . that is working . . . NEXT!

Yes I just went through this with another buyer of one of my listings.  Crazy that they would think they need a new door.  Unless the door is defective, why do they need a new one?

Did inspection report claim garage door wasn't working? Perhaps it is motor of opener? Or, warping of door?  Either way, inspection report should state the issue.  I'd refer to that.

Will, it happens quite frequently once they get ahold of the inspection report.
