Good morning Paul;

Here on the Outer Banks, it depends on what time of year it is...

Since the tourist season is nearly upon us, once June hits, I won't be showing property on Saturdays and Sundays because it's virtually impossible to get through the traffic jams from the tourists coming over the bridge. The traffic is so heavy that even if you try to get out ahead of them, by the time you get started, you can only see two or three before it gets problematic.

Add to that the fact that the houses have been rented and the cleaners are likely there, so the homes don't show that well during turnover time to begin with - frequently the buyers are put off by the condition the renters left the homes in. Finally, the property management companies are letting the next renters in earlier and earlier each year, so the window to show between tenants has narrowed so much that it's just futile to attempt much.

Five or six years ago, I came to the conclusion that it was both inefficient and ineffective to show property on the weekends during the season. Once I made that decision, my quality of life jumped tremendously, and my income hasn't suffered, as it is the slowest selling season out of the year on the Outer Banks...

I make up for it in the fall, winter and spring months...I'm likely to be on my computer emailing clients in the wee morning hours, even on the weekends.  My clients will routinely get emails from me at 4:30 am or so.  I tell them I'm an early riser, which means I'm not a night owl, and they respect that.

It's the same all day of the week. I wish I could get to a point of having a PA. Wondering, if I could still get the rest though. Based on the answers I see here and elsewhere, even successful agents do not rest on weekends. Is this part of the joy and commitement of being a good real estate agent?

But I try to sleep in on the weekends. I need that. I would love Sundays off, but that doesn't always happen.

Saturdays are usually a full day, and start either at 9 or 10 with appointments, and Sunday is a crap shoot.  Sometimes I have the day at home, and others I need to set appointments too.   On Sundays it is usually in the afternoon.

I start out at home on the computer between 5:30 am and 6:00 depending on when I wake up.  I'll be in the office between 9 and 9:30 every day weekend or weekdays.

My mornings are all the same as well but I start later than Joe. I begin my day at 5 am and it is the computer that I visit before my morning cup of tea! That is seven days a week, even on vacation.

Paul, we usually try and schedule showings no earlier than 10 AM on Saturdays.  On Sundays if we need to do showings it will be after worship service is over.

I start online activity (email, MLS, blogging) at 6am weekdays, weekends 7am. Office opens 11-4 week days, weekends noon to 4pm.  7 days a week.... Some days on tours with clients, but on the computer many hours in none "open" hours...

When asked what are my hours, the usual answer is all of them!
