Richard - I typically take a listing for 6 months, but typically will sell the home prior to the listing expiring. As far as the shortest time period I would accept, probably 90 days, but the home would have to be move-in ready and priced to sell immediately.

I always work for 6 month contracts.  Any shorter seems to be a waste unless the Seller is really aggressive with price.

I will do 90 days if it is in prime condition, totally available to show, has a cooperative seller and is not priced over the market. I want to know why they will not list longer but it may be they want to rent it.

I always ask for 6 months, but in the present market would accept less.  Invetory is so low, if we were in agreement on the approach I could consider 60 days with little worry we'd get there.

Depends on price range, location, the market conditions and if the seller is pricing based on comps or by s.w.a.g. market knowledge.

6 Months for most.

If less, then the agreement will be extended when offer accepted to cover paper flow and lender variables, approvals or repairs if needed.

30 days if the seller agrees to the price they MUST accept.

60 days if the seller is committed and truly intends to sell. This is the preferred PFL strategy.

Most listing are 6 months.
