People are not what they were. Realtors are often stepping stone to get to place. Often people are working with multiple agents at same time. You need to learn how to handle it.

Yes. My spidey sense goes beyond real estate, but it certainly helps here as well. Often you don't want to believe something is so, but your gut and sense tells you that it is (and it's usually right). I find that many people have a sense, but they just prefer to go with their hopes versus their gut feeling (which can lead to a big letdown).

Oh yes. We turn down lots of listings and with buyers, I eventually just don't call them back. 6 months ago I actually blocked one persons e-mail. I didn't care what he wanted to buy it just wasn't going to be through me.
