Wanda,

Sometimes kindness pays off in a big way.  And so much has come back my way. I would err on that side most likely, unless I was swamped.  A

The answer comes down to  the fact that the listing is yours. Would I do it for a preview, then no. Would I do it if the agent was bringing a buyer, absolutely.

I drive 90 miles one way to meet a realtor who is not a local realtor. I do what it takes to fullfill my duty as listing agent.  If distance is a concern then we all should be neighborhood realtors.

I did, but only once.  When I take a listing that far from my office, I install a code lockbox along w/the MLS one.  Just my two cents :)

Maybe, it depends on the listing.  Though, I would think that this agent should be able to get one of the other agents in his or her office to help.

Yes, that is your job as the listing agent to make sure everyone can view the property.   We do not use supra keys in my area and although I have a supra key to get into other listings it would do me no good to use them as I still would need to put a regular lockbox on the house.

My listing - yes.

Although, I do agree with Barbara Todaro that is likely too far for me to properly service a listing.

Personally I would have the agent work with their broker to be accompanied by an agent from their office that does have the necessary e-key.

That's what combination lockboxes are for! Have the agent scan you his business card (and state license number), then let him have your combo.

Wanda - Not sure I understand your question, but if you are saying would I drive to my listing to open a home for a buyer's agent (who does not have an electronic key) and their buyer, I would say probably. However, I would also want to talk with this agent and see if there was any other way as well, before taking the long drive. I typically would not take a listing 25 miles from my office, but that is because I live in the city. I understand rural areas may be different.

I just had that happen last week. I have a short sale located in a rural area. An agent from a small town had interested clients but they do not use our Electronic key. She called me and asked if I could meet her out there and open for her.....I decided to change out the electronic key box for a combo lockbox. She appreciated the effort and sent me an offer!

Wanda Kubat-Nerdin I surely make an arrangement to show the home, if I can't drive.

Showing a home is the first step in getting a buyer for my listing.

Maybe...But, it has to be a higher vbalued listing and then the agent is gong to pay me from $100-$200 and change their schedual to fit mine.   this is ususally enough for them to ge their act together.

We have an Agency at the south end of the county (about 20 miles away) that don't belong to the MLS, so they don't have Active Keys for our boxes.  We have to get keys from their agency or if we're fortunate, they give us the combination to a lock.  We got delayed going to our listing to open the door for them and got detained by a train.  When we got within a block of the listing, we saw them drive away. When we called them, they decided they didn't want to see inside.  That was 15 miles each way.

In my market there are brokerages that do not belong to the MLS and never have access and I will let them in. If I will drive to let them in, I would for a local person too.  I think the code of ethics say we have to cooperate with each other.

If my schedule allowed I would but I wouldn't necessarily like it. I think all agents should invest in a lockbox key. That includes appraisers too.

I may, depending on the listing.

I probably would say "are you crazy? you shouldn't be taking on customers if you don't have the tools to do the job." (New or Not)

I don't buy that excuse because the minute you join the Board you can pick up an electronic key.

Sorry, I'm just losing my patients with more and more agents that are unprepared and expect you do do their job .......for free!!

Maybe. Why are they calling listing agent instead of another agent in their office? I would have to know more, but I'm sure not going to drop what I'm doing to drive 50 miles. If I called someone with that question, i would offer to pay they $50.00 to cover their time and fuel.

Depends... is this new agent one in my office or another company. If it's another company, she could ask one of her associates. Depends on whether it's a serious showing or a basic preview. Depends on how much notice I got to do this and how it fits into my schedule.

I might.... even though it's my listing, it is the buyer's agent client and responsibility to show the property and they should have a key so that they can do so. If they don't have an electronic key, then maybe they shouldn't be servicing that buyer for that area and possibly refer that client to an agent that has the key and can properly service that client. I see way to many agents pass the buck to the listing agent as if the listing agent is supposed to show their clients and if the listing agent isn't available, it's as if they did something wrong. And I agree with Suzanne that it is the listing agent's job to make sure everyone can view the property and that is addressed when there is an electronic lockbox.

good question Wanda, i probably would ; i dont understand why anyone would not want to know who open the door of a listing , i think all home should have a electronic key no exceptions unless the property is owner occupied and they refuse to put a box on their home . have a super day.
