Occasionally, yes. But I only do boosted posts that are already getting good results and I target my area, not friends of the people who like my page. A long time ago, I tried the latter and all it did was attract people from foreign countries, friends of a few random likes. Not worth it.

 I love the results I get with FB ads.  I target market my new listings for $20. to about 6000-8000 people in my area interested in real estate and get about 12% of people clicking through to the listing.  So when I show up at a listing appt and I tell people I can get more people looking at their listing than other agents it's so.  I also tell them it's like having an open house. Most likely who is walking in is not who is going to buy the house. BUT you hope they will tell a friend that is looking.     I don't send out just listed or just sold cards.  This touches a lot more people and it cost a lot less.

I have used Facebook ads and it has not generated the results I was hoping for, however having said that, I am intrigued and have to agree with Annette Lawrence "Consider creating PRIVILEGE with your marketing by providing a special access code allowing instant delivery of something of value.  The perception of exclusivity increases the desire. Don't disappoint and they will provide the telephone number." I'm working on some worthwhile "give-aways" and am starting to understand that process.

I have not used FAcebook ads yet but plan to give that a try. I wil direct them to my website where they can sign up for information and be on a drip campaign.

FB is the place to advise other agents that you got a new listing. 99% do not show up since they do not have buyers matching your listing.  

 

If you have the budget do mailing more consistently.  If you are broke, door knock, talk to squirrals where the sellers are?

This is going to sound like a self-serving promotion.

You DO want to use FB.
You DON"T want to use it the way you think.

So, I need to challenge you to look down the road before you make a decision.

Find my AR blog published this morning and give it more thought.

There is a fork in the road ahead. Some will see it, others will wait for someone to tell them about it, some will go out of business before it becomes relevant to them, some will take the wrong road.

Facebook is a road sign that you have correctly recognized, now you want to know what to do?  Hint:FB is not the destination.

Directly related to your question, FB ads do generate business for me via landing pages of course.

My landing pages get a 27 to 38% conversion rate. With rates that high you must understand the squeeze is significant because I only want AAA leads and don't wish to chase vapors. More leads could be generated but the cost will be time lost chasing vapors.

An acceptable conversion rate for online marking via squeeze pages would be anything around ten. The more general the topic the higher the count the lower the conversion with expection of around 2% And big G states Placement Ad conversion in the 0.02%.  Do the math and placement ads could make money.

You would be wise to find out what constitutes success on FB.  There are videos on YouTube that will give you a look behind the scenes at FB advertising so you can see what is success, and what isn't.

Honestly people, here it is. Facebook is a good source but should not be your only source, with that said. Leads are everywhere and not expensive down to free. The question is: what is you plan to bring value and to stay top of mind with the suspects, that's where the division happens. Good luck out there.

Annette is correct in her statement even though it somewhat reads as a commercial for her own posts. Could have been phrased better BUT what knowledge she is imparting is correct.

See it or not, the business is there. Hell, there are entire groups on FB dedicated to doing just what is suggested with great interaction.
