Yes, I actually haven't invested in any yet but I'm seriously considering them. With our market being as hot as it is, I've seen numerous listings get sold even before getting on MLS, with just "Coming Soon" signs... In fact on the same street, I saw the "Coming Soon" house get sold faster than one that went through the traditional listing process. Maybe the anticipation/mystery, has something to do with it - it tends to create an interest almost immediately...

I typically haven't used these signs, as most of the time property goes on the market very quickly after we sign a listing agreement. Our mls does allow this, Debbie, so long as we have a bona fide listing agreement in place.

Debbie, we just had our Real Estate Commission make a new ruling - unless it is specifically in a listing agreement, the "coming soon" sign cannot be out more than 72 hours prior to entering into MLS. I do use these signs.
