Good morning Spirit;

Because my market on the Outer Banks, NC is largely second homes and investment properties, almost all of my buyers are from out of state. Before my clients make a trip down, we talk about what their wants, their needs, and their "Christmas wish list".

By the time they are ready to make the trip, we have culled through the list of available properties.  Typically only 5 or 6 in any price range will make the cut. And my standard operating procedure is to show no more than 6 a day - otherwise, everyone just starts to get the houses confused.

So imagine my surprise when an out of state general contractor and his wife called me and said that they knew this request might seem a little strange, but they wanted to see everything in their price range.

I nearly fainted.

They went on to say that they were quick to make decisions, that they were very visual, and that they suspected we wouldn't even have to get out of the car before they had decided on more than a few.

I decided to take them at their word.

We started off with 22 homes to see in one day.  Just as they had said, there were 8 or 9 that we never even went inside - they didn't like the neighborhood, they didn't like the neighbors, or they didn't like the house itself.

There were almost that many more where we got 10 or 15 feet inside and turned around.  They didn't like the traffic flow, the layout, the lack of natural light, there was a strange odor, the house was unkempt...there were many reasons for crossing homes off the list.  (Oh, I almost forgot to mention - at one house, we had two large pit bulls greet us at the slider, teeth bared and growling that low growl that means business. Good times!) :)

So all told, there were 6 or 7 homes that we spent any time in, and just 2 that made the short list.  They offered on their first choice, and we went under contract.

These clients have become personal friends. We still laugh about the story from time to time.

I'm glad I decided to take them at their word!

I'm with Russ... eight was my max once and it was all condos (six for homes). And for those eight condos she asked if we could go see the first one again because she forgot and was getting confused.

I cap it at 5 unless it's a special circumstance.

Mine was somewhere over 20 but some ended up being drive bys when the buyer refused to get out of the car- pre multiple photos on the mls

Don't fall off your chair -- but showed 27 to a relocating buyer.   Actually showed 73 in 3 1/2 days, and did get one UC and did the inspection prior to them leaving town.  Boy, I was tired when they left!

I had an agent that worked for me many years ago, that showed clients 63 homes and sold them the third home that they looked at.

I have one luxury client that I've shown 10 homes to over 2 years, but other than that, I think I have my scripts and dialogues down so I've only shown 5-6 max before writing an offer.

Spirit, I have shown 12 houses in one day and that was plenty for me as you have to take good notes of the feedback as they tend to blend into one another after about the fourth house shown.

OMG... 24? nope... I think about 8 or 9. I cover such a large geographical area that took me long enough. My home town is 64 square miles, let alone the adjoining towns I cover. 24 homes would be impossible.. or near enough! Again, you win!
