we put everything in mls.... and we always represent the seller....if we had done this, we would charge the entire commission, unless we had already negotiated some other split with the owner....

In my mls, the seller can opt out from listing it in MLS. So it is listed, but only for a purpose of records, pubic does not see it. When you take a listing, the seller opts out from MLS, any signs and lockbox on the property, also from any marketing. Your escrow( and broker, if you need advice) will know how to handle such sale.

S. Leanne Paynter ~ Broward County, FL Last month was my 30th year in this business and I have to admit I have never sold a FSBO. I just never wanted to deal with them from the standpoint of bringing a buyer. I have listed many FSBO's and charged them the full fee. Most FSBO's choose to sell them selves because they don't want to pay the fee. You will end up doing both sides of the transaction. Life is too short.

If you do choose to bring in a buyer for a FSBO, make sure you have a written One Time Showing Agreement to cover yourself and the buyer.
