I've attended several, and organzied some for my listings. The two I like best in this area are http://www.nichollsauction.com/, and http://www.tillettanddamewoodauctioneers.com/

Tranzon.com was popular, but I don't like them that much. Went to auction where 7 lots were to be auctioned in a bankrupt subdivision by them. The first lot went for $121,000.00, then auctioneer said, ok, that sets our minimum for rest of lots. They asked if anyone wanted to start bidding at $121,000.00 on any of the other lots. no one did, then he says, ok, were done here, auction is canceled. There was close to 40 people there. Many of the traveled a long way, and they were furious. I thought some of them were going to beat the auctionerr and his buddies half to death. Several people did yell at them and cussed them out for wasting their time.

Thanks Kevin. Man...it is almost like you are reading my mind. I do not do internet bids but at my last land auction a few weeks ago I had an out of state phone bidder and it did slow us down and I had to have someone on the phone with him...and I think he bid once. Yes, absolute auctions are the best and over 90% of the land auctions around here are Absolute! Any other thoughts out there.

Yes, several times, phone and internet bids inhibit the flow of the activity which should be better controlled by the auctioneer and those related participants. It makes the event seem staged, more time consuming and unproductive for those present and more so when it's an absolute auction. Speaking about absolute auctions, they are the only type I continue to participate in.

Land auctions are very effective. However, auction sales are not common in many parts of the country.
