Nice that with electronic signatures this type of thing is much less frequent now.

Youree, I have not.  I do worry about the same situation when I use the USPS to overnight accepted HUD offers;  so far everything has worked OK.

If I can't do electronic and they absolutely have to be there, FedEx or UPS is great.  For local, non-time sensitive docs I find that if I drop a letter off right at the post office people are getting it the next day!  The USPS is not an urgent delivery service, that's why the others have been able to fill that niche so successfully.

That's awful, Youree... what a shame.  I hope you're able to save the deal.  Just goes to show that private companies usually do a better job than government-run ones.

Demarco & Marisa Fletcher The asset manager rep said to use UPS or FEDEX because they only have had issues with weather or some other unforseen situation, not just ineptitude.   Raoul Loustaunau Thank you and you too.  Paul S. Henderson This was my last on something critical.  I have learned my lesson.  And isn't this sad?

Annette Lawrence I know for next time!!  Russ Ravary ~ Metro Detroit Realtor call (248) 310-6239 I am in Orlando, the package had to go to Tennessee or I would have delivered too. Larry Johnston I did ask for signature and even this morning, it still is not there.  Debbie Reynolds This was the original Offer documents to the VA asset manager; if they don't get there within 48 hrs, they cancel the deal and move on to the back up offer.

So far I have been very lucky.  I've had banks say they never got the overnight package, but the signature proved them wrong.

Youree Lundy - closing documents can be emailed as a soft copy and the closing attorney can print it. And for original deed, hey, that should be done much in advance!

And to answer your question - no, I have not lost any deal - yet! (And hope not!)

Hi Youree, we haven't actually lost a deal, but we had deals fund two days late due to Fedex weather and flight delay problems. Both deals were set to close the same day (through our escrow company) and both were negatively affected and delayed. At least Fedex refunded our money for those two packages. If something like that can happen with Fedex, I bet it happens a lot with USPS.  ~Marisa
