By 'finally' I imagine it's been quite a few showings/negotiations already.  I first say to myself "are you #$%& kidding me?" and then I'd say to the buyer "surely, when would you like to see it?"

I have had this happen a couple of times and it's just buyers' remorse. In one case, it ended up in a cancellation of the first contract but every other time, it has ended up confirming for the buyers they made the right decision.  If they are truly wavering, best to know while there is time to get out of the contract rather than have those doubts follow the transaction around.  I would show the  new listing, and have a talk with them about how committed they are to the contract they are presently in, letting them know if they need to get out of it, they need to let me know asap.

I too have had this happen. The buyer may not understand the whole process and want a backup plan. A little talk is in order to explain the realities of being in a contract. So bottom line is I wouldn't show them another house as it is wasting their time and mine.

You still represent them, right?  Here in Texas, they would have an option period so they could get out of the first deal.  If you don't show it, I don't see how you are successfully representing your client.

Michael,

I would make an appointment and show it.  It may be they have doubts, and this showing may solidify their choice or they may realize that the home that they have an accepted offer is not for them.

When we bought our home in LA,(representing ourselves) we had an accepted offer on an architectural home in the one of the canyons in Brentwood.  We countered with a small item that was important to us, and the owner agent felt that he could resolve that.  

Saturday, we looked at the LA times, and there was a home for less in a better neighborhood  with more land and a pool, that needed some tender loving care and some cosmetic work.  It was a ranch and we jumped on it, and negotiated it and had it in escrow on Monday.  If I had an agent who did not want to show the home, I would have fired him or her on the spot.  A

If the home has the amenities, price point, etc... of what they have been searching for, I would have to say "when would you like to see it?"  It will either further cement the deal they already have or begin a round of terminating offer/presenting new offer/negotiating.  It may be a headache but it will negate future "what ifs"...

I will do my job.  That means, my responsibility is to them, and that responsibility requires me to act in their best interest.  I will point out the risk and consequences, inclusive of possibly losing their earnest money, or worse.  If they view the second property and elect to walk from the original contract the day after acceptance, that may not create issues as great as losing their loyalty and business to another REALTOR®.  We will have had a real heart to heart, but in the final analysis, it is their call and consequences.  I will not suggest deception, such has some trumped up inspection issue, but would encourage them to permit me to be forthright with the listing agent, and ask if they are prepared to forfiet the earnest money.  Hopefully, that will not be the case.  [All the time, I'm praying, "Lord help these sellers get a higher & better offer, please."  I had the reverse happen when my wife and I made our first offer on a property.  We wound up with a much better deal on a house she loved all along.  "All things work together for good for those who love the Lord."

Not all deals will work out, but we can always pray that they do.

If they can get out of the contract that they are in - because of the home inspection or condo doc review - I would take them. If they are truly under contract, I might take them anyway to help them work through the buyer remorse - I would rather be in control of the situation to the extent that I can rather than to have them flippping out on their own.

I remind them that we are under contract (if all is signed off and delivered) and that we have a 10-day inspection period. If they still want to see it, we will go and we can get out of the other contract. My buyers aren't frivolous, so if it's the perfect property, then I'm all for showing it to them.

Michael, Just had this happen recently.  We went to the other home, they loved it.  We exercised their opt out per the existing contract and quickly negotiated them into contract on house 2.  They own it now, and they love it.

In the old days, we did turn off Internet searches for our buyers as soon as they were under contract.  Now, well buyers continue to look on their own even if we do that, so many places with the info that we can't stop it from happening even if it made sense to stop it.

I just chuckled when I saw this because it happens. I would ask why they want to see it. What doubts do they have about the property in escrow?  Ultimately however, I would show it to them. We can't stop buyers from looking even though they in escrow!  Many buyers use this as a way to be 'absolustely sure' or assauage any doubts about the property they chose. In Califoria, buyers have a lengthy inspection period.

Ofcourse I show them listings even if they have a signed agreement of sale. I tell them they may lose the deposit or whatever the case may be.

Here in Texas, we have what we call an Option Period. The unrestricted right to terminate on the contract.

So naturally, it is okay to do so and I will do anything to help my clients feel comfortable with that decision.

I'd want to know why they want to view it...gently remind them they are now under contract and must perform based on that contract.  But I wouldn't refuse to make arrangements...you never know if their inspection will go well.

I know many other Realtors in my area like to say that financing and home inspection conditions are "outs". Before I put the offer together I talk about this with my Buyers and let them know that these conditions are there for the reasons stated. I also explain that in many cases if the deal doesn't go through because of conditions you will get your deposit back but the odd time the seller will want proof before handing over the deposit. I know they're not supposed to do this but some sellers may. In which case we'll end up in front of a judge who again, may want to know why we're backing out and if he "smells" that it's not condition related, you may lose a deposit. These cases actually happen.

So I tell them that once the offer is accepted you'll be tempted to look at other listings. "Don't do it because it will drive you nuts". I then tell them jokingly that we can put a condition that says if a better house comes on the market we can back out. We usually all laugh about it and then the papers are signed.

I happily show the home. I would rather deal with it up front than have them always wonder if they picked the wrong house.  I tell my clients that as they write that big check each month they should be able to look up in the process and say "yes, it is worth it" and finish the check check with ease.  No one wants to pay for something that they are less than pleased with.

I would show the house; it may turn out to be a better deal for them. I would advise that they still have time to rescind the accepted contract and suggest they really think hard about it. They should write down the pros and cons of each listing and then make their decision .... but quickly!

They laugh it out and many cases, they let it go - unless there are compelling reasons for them to see that new listing.

I still show them and continute to show them until once we are past the BISNR (Buyers Inspection Period).  If nothing else, it gives them a piece of mind that they found "the right house", and if not, we can cancel and make an offer.   This comes up a lot with Short Sales.   Once the seller accepts, usually takes months before we get notificaiton of banks acceptance (IF they accept) and the buyer may continue to look, and with the short sale addendum may cancel at any time in writing.   For many buyers, while they are waiting they continue to look at other homes for sale.  Ironically, I have seen many short sales come back on the market as the buyer(s) cancelled and THEN the bank came back with the approval at that price, good intel for the next buyers.  Good question.

Lets go ! In NC we have a due diligence period so we can walk from our offer up to 5pm that due day for what ever reason we want. It doesnt happen much but I did almost have a buyer walk because during our inspections the next door neighbor let out his two large dogs who continued to bark the whole time we were there....we had not been aware of any dogs up to that point.
