I like to wait as long as possible and don't like to do a walk-through until the last 24 hours prior to closing.

if the closing is scheduled for 9:00am in the morning, the walk through will be at 8:00am....

Usually a day or two before closing, but sometimes it's the day of the closing!

Kevin J. May, our P.A. stipulates 48 hours prior to closing.  I think it's prudent to do it as near closing as possible. 

Our sales contracts stipulate the day before or the day of closing. Miss either of those and it's waived.

As close to closing as we can make work.  I once found a basement with 3 ft of water in it an hour before a Friday closing.  What a mess.  We did get it closed Monday, by the way.

I prefer to do it the morning of closing, but have done it the night before. 

Typically, we do our walk-through on the same day as the closing if circumstances permit.  On occasions when travel is difficult for the buyer, we do this the day before close.

We do a final walkthrough, the day before or the day of closing.

Bruce, Generally speaking 3-5 days before the close. I almost always to one final walk-through myself before I give the escrow officer the okay to close. I want to make sure the walls and the appliances are still there and there is no damage that was not present at the time of the initial walk through.

I do it right before the closing.  I have had water heaters burst over night.

As close to the closing as possible, but enough time to solve any issues. However, most of the time it is the day of because the sellers need to be out. Also, if it was before the day of, I always go the day of myself. My former broker had a house burn down between doing a walk through on one day and the closing. Oops. I always remember that and want to make sure what we are buying is really there! Overly cautious perhaps. 

Usually 3 to 5 days before closing. On Kauai the funding goes through 2 days ahead and we always try to do it before the funds transfer.

It really depends upon the availability of the buyer. I've done them anywhere between a week to close up until the day prior to close.

Depends on where the client is from, if the sellers are out the day before and jsut time over all.  also if we are worried about the home and how it was left.

Depends on whether some work needed to be done.  Most of the time we do in on the way to closing.

I like to do my walk-through the day before, just in case there is a problem.  This will give us time to have any problems taken care of.
