Kristin - I've tried post card campaigns and always had a poor response, so I switched to letters that I compose myself. I always hand address the envelopes. This method is time consuming, but the response is much better.

Hi Sam Shueh I think the entire state of CA is has a huge population of Realtors. I can see that it can be costly making flyers. Maybe the internet by zip codes is better?

It is a payback scheme. Those farm heavily get the results. The casual ones (10 times or less a year) receive may be 0.1-0.5% call back, may be .03% listing presentation opportunity. In Northern CA there is a realtor every 10 households. It works out to be around 3300 fliers per year for an apppointment. Don't like that try shopping cart advertisement.

Most people don't like door knockers, and many HOA's retrict solictors. Post cards work, but mailings have to be consistent.

I like the way you think! It is true that the cook will keep your recipe card so that is a good idea. Even if you only get 1 listing a year from farming, it pays for itself and gets your name out there.

Got one listing from farming.
I use cooking receipe so the cook of the house keeps post cards. The staying power helps. It also has to do with when the owners want to sell. If you send infrequently it does not get the attention of home owners. You also has to know the neighborhood. People want neighborhood specialists these days.
