Hence the reason I was asking. When the deal is for a rental at full asking I understand not wanting to meet up. The interesting part is the pruchasing of property. I find that we get deals done quicker when we are in the same room negotiating.
I'm really surprised by some people saying that the number of non face-to-face dealings are going down for them.

Most of the time I do not see the other agent until the closing table. The exception being if it is a tricky inspection resolution or the listing agent has to meet us at a gated property that is vacant.

I almost never see the other agent. In fact, the last time was about two years ago when I had to meet a listing agent because she required receiving/distributing the OP/EM checks. I also do separate closings for my clients (so they're more comfortable), but I do make it a point to send a nice "thank you, pleasure working with you" email after the transaction funds.

The majority of my deals are not done face to face. It is always via email, phone etc. unless the agent works in my office, and even then everyone is so busy it is mostly conducted via email and phone. Rarely see the agent until closing.

I rarely get to see the other agent. Since I started it's been overwhelmingly fax, then email and phone calls. Negotiations face to face can be great, but they also may allow for emotion to overcome reason, on both sides. The more methodical back and forth over a day or several days can allow reason to set in and sometimes, frustration with the process and a desire to just "get it over with".

Hi Richard -- I don't work with a lot of rentals but in some ways it seems more important to have some face-to-face meetings. Afterall, when a buyer purchases a home -- the seller is no longer involved with the home but with a rental/lease, a tenant and landlord/owner have an ongoing relationship even if there is a property manager.

Hi Richard - I've never calculated the percentage but it's an indication of our society that people seem to prefer technology versus face-to-face interaction.
I think many transactions could be smoother if it were more personal. Emails, texts and even phone conversations put a distance(figuratively as well as literally) that can have a negative impact. Of course, there are times when people are truly a barrier to closing.
