I went in to a listing presentation once after three big time agents were there (one was walking out as I arrived). They chose me in the end and the reason they gave me was that I didn't come across as your typical "Realtor saying anything to get the listing".

I think it's good for sellers to interview 2-3 agents. Maybe the other two worked for same brokerage, or maybe she's looking for a discount. It can't hurt to talk with her. Whatever her reason, you have a 33 1/3% chance of getting a listing.

That would be a great question to ask the seller!  Personally, I think it's about comfort, and who the seller likes/trusts the most.  You may not offer any different skills or tools, but you are a distinct person different from the others. Put who you are out there!! :)

A question I always as is "what are your expectations of your agent." And in your case I would ask "what is it about the other  agents that didn't meet your expectations?" Remember Mike Ferry's thee possible outcomes - you'll decide to list with me. you'll decide not to list with me, or I'll decide not to take the listing - any of the three is okay, but if we can agree on a listing price are your ready to list. If not, what whould have to happen before you are ready to list." In this case my sense is they are trying to grind you on commission rate. And you you already know how to answer that  question - "no, any  other questions before we get started with the paperwork?" Good luck!

 I agree with Jeff.  It is a good idea for the Seller to interview a few different agents.  The Seller should feel comfortable with the agent that they are working with and feel that they have hired the best one for the job.  After all, the Seller is the employer and the agent is the employee.

I'm not sure what she could be wanting to hear but it can't hurt to talk with her.  You know the old saying... "third time's a charm!".  Maybe she's just heard that she should interview at least 3 agents before making a decision.  Three seems to be the magic number with a lot of things... bids on projects, HGTV House Hunters (though they are shown more than 3, the audience only gets to see the 3 top picks), etc.

Ask! I always run into that in lending. I'm financed with X company already what can you do for me? Are your rates better, etc. Alot of the time I'll ask who they are with already because I've gotten to know my competition a bit and I can generally give them advice on how they do things and how I do things. Back to this lady. I'd ask her what do you like right now about the two agents you've spoke with? What are your goals for selling your home? What are you looking for in a listing agent?

Obviously she wants to hear something she hasn't heard before.  It's an opportunity.  You never know why someone chooses and agent.  I got a listing once because the seller's dog liked me.  He had growled at the other agent.

Debbie Reynolds - One of the agents who interviewed for the listing recommended you?  That's really interesting.  What happened after that?  Did you get the listing?  Do you want the listing?  It seems a little unusual for an agent to point a prospective client toward another agent unless the first agent was not interested in the listing.

I called the seller back to schedule the time. She told me one of the agents recommended me and she then searched for me on Google. She said she wanted an internet presence.

I agree with Cindy Davis I would ask the very question as to whether there was something specific she felt was missing from the first two agents. If you do this in a friendly and professional manner, you may just pick up the nugget of information that lands you the listing. It is my experience that we don't often ask enough questions and then listen for the answers.

I suppose it's possible that she didn't like the price estimates she got from the other agents. Of course, there's lots of info on the web that says you need to interview at least 3 agents. I'd probably go, because I know my listing presentation is killer and I don't mind being the "last" one in her mind.

I would agree that she's looking for confirmation or something different.  I would first ask "what was missing?" to determine why, if happy with 2 others, she's looking to be even happier.  I'd talk a lot about what makes you different re: a personal approach.  Doesn't hurt to ask and take a small amount of time to see if it could be a potentially good business match.

Both agents work for reputable companies and one agent she knows and one was recommended to her. I am honored that she found to add to the mix. She must want a different flavor or to confirm what she has already heard.
