And....now here is what makes is REALLY believable, is in these seminars, they are taught that the key player on the team was to find a chump real estate agent to do the leg work for them. THEY WILL WORK FOR NOTHING! And so agents are graveling, pleading, giving away the farm for the hope of a transaction...that for those who own these investor events...a perfect storm exists.
Unfortunately for 99.7% of those attending the seminar, the profit has already been made. The money went from their pocket to the event owner.
For the .03 percent with vision, they are teachable and malleable and understand what a real win/win looks like and hopefully the real estate professional the connect with knows enough to keep this visionary inspired and accountable.

Alejandro, in my opinion many people watch the TV shows and conclude how easy it is to make money and they may not realize how they are going to be hit by the hard sell. As long as people want to get rich these type of seminars will always be with us.

I have recently been contacted by numerous people who want property that needs little repairs that they could buy at wholesale and sell quickly. I do nothing but investment property but don't take these folks on. Yes they can be well meaning but they typically are going to use hard money and that nails them since that can be had pretty easily. If they have bank backing I may listen, but with low inventory I let them know that I don't have the time to look at 50 houses with the hope they will get one.

I have done my share in helping newbie investors not fall prey to these fly by night gurus. Most often its too late, they already started the downslide. Its unfortunate that people get sucked into these schemes that only helps Guru's cashflow

I think it has to do with not breeaking the law. I saw one where people doled out 10's of thousands of dollars. Nothing but a scam.
