A weird feeling is walking into a Starbucks with a newspaper when everyone else has an iPad or smart phone. The news in the newspaper is yesterday's news.

Open house ads in our local newspaper are effective.  

I can't believe that ads in an out of town newspaper would be of any value.

Hi Richard - as all real estate is local so is the method we use to achieve results.  I use newspaper as well as online exposure, open house events and direct mail.   The amount of time and dollars devoted to each may change but each still receives part of my marketing budget.  

Finding what works best for you in your marketplace and doing it on a consistent basis is best.

I'm in an extremely rural area. I have 1800 people in my town. NO...there isn't a zero missing there. My entire county has less than 29 thousand people. The sellers want to see advertisements in the local shopper paper that comes out once a week. My company does this to keep a presence in the community, and we do get calls on this. I'm going to close on a vacant lot due to one of our advertisements.

Our company advertises open houses on Sundays in the newspaper. Occasionally someone says they saw the ad. Otherwise I haven't used the newspaper in the last couple of years.

The reason why I'm asking is at this point I've tried several different avenues to advertise.

I recently spent $800 on a quarter page ad in a local city newspaper advertising some very nice looking condos priced competitively. The paper claims to have distribution of 60,000 papers. I received one phonecall.

All other methods including unaddressed admail, Facebook ads, online ads, blogging, etc. have garnered much more success.

I understand its not a sprint, it's a marathon but at $800 a shot I doubt I'll try it again.

I do advertise my open houses in the local newspapers on the weekend of the open house, only because my company pays for it. Most of the folks who come to my events tell me that they have learned about the open house through the internet, though.
