If it is under agreement, I do let the company know to change the rider.

Come to think of it; I have lost a few deals when I stuck up a sale pending sign! Hmm

In that regard, I am superstitious.
Further I see not benefit in posting such a sign.
However, the seller of the Babe Ruth house insisted I place a pending rider.
In this case, every agent, every neighbor, every expert declared the house way overpriced. The owner did a 'selfie' in front of the sign posting pending, and will post their "I told you so' public announcement.

That has always worried me. I would rather continue to get more sales calls just in case.

Sure, we put Pending signs up. It tells the neighbors that you get things done.

No, I don't bother with that. Many of my listings are in communities that don't allow signage other than temporary Open house signs that are removed by sunset every day. So there's no sign for those, just plenty of good marketing!

I will once I'm pretty certain it will close. Otherwise, I don't.

A listing agent might do that if they want to impress the neighbors with how fast they got it to under contract.

Shucks. We've got a rider for every conceivable situation. What agents need to follow is the rules for listing status in the MLS.

I typically wait until the due diligence period is over, and all the inspections have been completed, repairs conducted, etc, before putting a "pending" sign on my listings.

I depends but generally I don't so I can continue to get calls. If a seller requests it I would

Depends on market type for me.....In a buyer's market I do not put a sale pending sign up to get buyer calls. In a sellers market I do put sale pending sign up after inspections. We have low inventory so I want neighbors to see that I sold a home on their street!

Vermont Sign laws do not allow sign riders that say "Pending" or Sold!

Never! The last time I put a 'Sale Pending' sign on a propety, the deal fell apart before I could return to the office!

I am superstitious, so I skip the "pending" rider.

Hi John -- it depends --- typically after all contingencies have been removed, loan docs are on the way to be signed and funds transferred for closing are all significant milestones I like to see before putting a sale pending rider on a sign. I prefer cautious in my approach not superstitious.

The local municipality allows only a Sale sign to be displayed which is fine with me.

I'm the superstitious kind...deals can fall through. I would rather have backup offers in my pocket!

Once the buyer signs off on contingencies, I can see putting a 'Sale Pending' or 'In Escrow' sign rider up.

John, we do late in the game after we are through the inspection and the buyer has very solid loan commitment from the lender.

I do when contingencyies have been lifted and the seller is ready to stop showing.
