Why are mineral rights such a big deal here in the Dallas Metroplex? I see many sellers hung up on retaining mineral rights when they are selling their home, even for smaller homes with small lots.

I am an agent in North Carolina, and one of the builders based in Texas, DR Horton, tried to maintain the below ground rights to the houses that they built. Once that became public knowledge, realtors and their clients were in an uproar. After some time, and after hearing from many dissatisfied buyers, they reversed course, and offered to redeed so that the owners of the house also own the land below their house.

The reason that eveyone is so anxious to hold onto their mineral rights, I suppose, is because they have seen others do it, and in the hopes that they will soon be fracked under, or hotizontally drilled under for oil, and become RICH.
