Our ACTIVE listings have a red box for reporting violations.  Click the red box and you're presented with a complaint form.

I use it when a listing status is not accurate and when descriptions, like #BR or #BA are not accurate.

The MLS notifies the listing agent of the violation.  After a few violations received for that agent, a fine is given.

We are actually seeing the opposite where homes are showing ACTIVE in the MLS and then  we are being denied showings for various reasons that still amount to a violation of our MLS rules.  Very  frustrating!!!

Our MLS requires any status change...ie active with offer within 48 hours...if the agent doesn't make the change or the front office is the one in charge of changes....there can be confusion as to availability.

Larry and Sheila - I am with Praful, I have shown homes that were Active on the MLS only to find out they had already gone pending. I learned two things very quickly: 1. Never to trust our MLS because there are inaccuracies all over the place. Some of these homes remained Active for days, and even weeks after the offer was already accepted. 2. Speak with the listing agent before ever showing a property, even if it is vacant. That way, you can find out the true status of the home, and possibly other things as well.

I haven't had this happen. Maybe it's because I live in a rural area, and most of the offices are small and we all know what's going on with each other's listings.

I also have. Mostly from companies that just hang licenses with a shoe box for an office. The staff has no idea what all their agents are up to.

The agent calls after being notified that I have showed their listing. Too bad it's sold. No it's still available!

Yes I have. Many times I wil call the agent directly because I have found that is the only way to get close to the real story.

No I have not.  I have had agents list properties in the MLS and say no showings in the comment section of the listing, until a certain date and then they go pending before that date, and guess who had the buyer...

Yes, and it really angers me when this happens.  Especially when it goes under contract to someone who received the proper showing instructions.

Reach out to the listing agent directly. It could be listed as under contract in the MLS, but the listing agent know it is coming back on the market. That could be one explanation for that miscommunication occuring.

yes, yes and yes.

The prime source of faulty information is scheduling services.

The second is the point person for large teams.

Then there's the foreclosure specialist who has never been to the property and has a no touch business model. Those who work this market segment know what to do when this occurs.

Now, there are legitimate mistakes such as the house was scheduled to close then Chase dropped the ball and now it's back on the market. The office staff has been saying 'unavailable' for 3 weeks. Habits are hard to break.
