Although it may seem cheesy, the best gift that I have gotten the most result from is just balloons with their key attached. I also bring a bottle of Champagne and 2 champage glasses.

I listen to what they say during the escrow. I always come up with something based on something I heard them say. My client buyer (wife) commented how fragarant the candle was that the seller had burning during the showing so I tracked it down and gave it as a gift - along with a gift certificate to a hard-to-get-into restaurant downtown.

I try to personalize the gift as well -- ideally something tailored to the couple that I have picked up and noted along the way. I am also a BBQ Chef so when the closing is relatively nearby (to my home and smokers) and I have gotten along well with the clients, I will deliver a fresh batched of smoked ribs and huli huli chicken from my outdoor kitchen :) That always goes over very well.
