I set up a prospect report based on the criteria/specs they're looking for, email them a link to the report, then have them go through and make comments as well as indicate which homes they wish to view, explaining that we can only see a certain number at a time otherwise they won't remember jack.   Once I have their list, I try to pull SDN for each home and quickly review it for any major issues that might disqualify the home for their specific loan type, then route out and schedule from there.

It varies for me as well, depending on the client, their needs, and their knowledge of the area. But buyers these days are pretty good at finding homes to look at...unfortunately they often like things they see on Zillow or Trulia that no longer exist! LOL

These day,s Jeff, it's mostly a combination of both. Buyers have so much access to the Zillows, Trulias, Realtor.coms, Homes.coms that it's inevitable they will select some homes to see. I do however review their selections in depth with them before showing.

Most of my showings come frm the Buyers, as they have already found what they wanted to se on the internet.  We still send them listings, which some are shown

It's a combination of both for me. Most of my buyers are actively searching the internet, and they will often call me to talk about different properties. I might also find something they missed.

I send my clients to REALTOR.COM with a list of MLS numbers .  Then I have them pick out 3-4 of the best.  I explain to them that this site is the most up to date and accurate.

These days, typically they will select the homes they want to see at first.  Then, when I have a feel for what they like, I will show them the one they will make an offer on.

Most of my local buyers want to get the listings via email, sift through them and choose the ones they want to see.   I have a buyer currently out of the country that does not know the neighborhoods well, and I pick them for viewing.

It is a combination. I always like to add at least one more so they recognize I am listening and know the inventory. I do send listings to them to sort through and that is a good start.

Jeff Dowler CRS I still select some listings for my buyers - however, most of the time, they do their research and come up with a list of homes to show them.

Buyers present a list of favored homes which I will use, in addition to my selections, to set the tour.

The result will be 70% of their selections will be under contract or invalid while those on my list will be one's for which they were unaware, or discarded carelessly based on faulty assumptions.

And, they invariably let slip from their lips some reference to HGTV/Zillow/Property Brother/Love it or List it/Househunters to follow quickly by, "HGTV stuff isn't REAL is it?" They already know.

I was actually sitting in front of a house featured on Househunters with a buyer and was able to share, none of the other houses shown were actually for sale. The premise of the show is complete fabrication.
