I find that it often helps to discuss the potential "money left on the table" with Sellers if important updates/upgrades are not done, especially to kitchens and baths. Either way, always price accordingly.

Take the Sellers to some other listings in their area so they see the competition. Then price it with a reduction for the needed upgrades in the kitchen or let them decide to make the changes before they sell.

I'd let the sellers know it's very likely they'll get some pushback on the kitchen and to price accordingly.
You can certainly ask if they're willing to do relatively minor things to make the kitchen show less dungeon-like.

Redoing a kitchen is not small potatoes. In addition to the most expensive room in the home there will also be disruption. I would point it out to the seller that it could be a challenge so let's price it right.
